What is the difference between Net and Gross Rents?
Net Rent is excluding Withholding Tax (8%) and Gross Rent is including Withholding Tax (WTH). If you are a corporate tenant (i.e. signing the contract in a company name) you pay Net Rent to the landlord but must also provide proof that the WHT has been paid to the Ghana Revenue Authority by providing the Landlord with a Tax Credit Certificate.
How is tenant commission charged?
Clifton Lettings tenant commission is 5% of the contract rent, payable direct to Clifton Homes.
Are short term lets available?
1 Year is the standard tenancy period. Occasionally our landlords are willing to accept short terms lets, but due to the risk of increasing vacancy periods the rent will be set slightly higher than for standard rentals.
How much rent do I need to pay upfront?
The standard advance payment depends upon the preferences of the individual landlord, but 6 months is the usual minimum.
What happens if I need to leave in the middle of my tenancy?
This is determined by the terms of the specific tenancy agreement you have with the landlord, but a break clause with 3 months notice is usually acceptable after the first 6 months.
