Simple, transparent and straightforward service – at Clifton Homes we take the hassle out of finding a rental property in Accra…
Clifton Homes is one of the leading residential real estate developers in Ghana, with over 500 recently completed properties in Accra. Our homes are stylish, fresh and high quality. The locations are central within easy reach of the city’s business, transport and entertainment hubs. Our developments offer international class FM provision, security, utilities and services.
As a result, our lettings properties have become sought after rental accommodation for Accra’s professional classes. We have a high percentage of corporate lets from both Ghanaian and international companies, whilst also attracting a good proportion of individual tenants from all over the world.
Unlike normal Property Agents, we only have Clifton Homes’ properties on our books and act on behalf of our buy-to-let clients. No one knows our properties better than we do, so our team are well informed to answer all your questions first hand. Our fees are transparent (5% tenant commission) and our style of communication simple and straightforward – our aim is simply to match you with the right property and landlord as quickly as possible, with minimum hassle.
What is the difference between Net and Gross Rents?
Net Rent is excluding Withholding Tax (8%) and Gross Rent is including Withholding Tax (WTH). If you are a corporate tenant (i.e. signing the contract in a company name) you pay Net Rent to the landlord but must also provide proof that the WHT has been paid to the Ghana Revenue Authority by providing the Landlord with a Tax Credit Certificate.
How is tenant commission charged?
Clifton Lettings tenant commission is 5% of the contract rent, payable direct to Clifton Homes.
Are short term lets available?
1 Year is the standard tenancy period. Occasionally our landlords are willing to accept short terms lets, but due to the risk of increasing vacancy periods the rent will be set slightly higher than for standard rentals.
How much rent do I need to pay upfront?
The standard advance payment depends upon the preferences of the individual landlord, but 6 months is the usual minimum.
What happens if I need to leave in the middle of my tenancy?
This is determined by the terms of the specific tenancy agreement you have with the landlord, but a break clause with 3 months notice is usually acceptable after the first 6 months.
